Sitari Country Estate near Somerset West offers three types of property options, namely Country Plot

Sitari Country Estate near Somerset West offers three types of property options, namely Country Plots, completed Village Homes and luxury apartments. The most recently launched luxury apartment complex in Sitari Country Estate offering 55 apartments, Little Blossom, sold out in just 14 days.

Country Plots ranging in size from 440sqm to 632sqm have been launched at Sitari Country Estate, and 95 of the initial 130 have already been sold. They are selling from R710 000 - click here for more information.

This is according to John Coetzee, one of the Executive Directors of Uvest Property Group developing Sitari, who says the Country Plots are following hot on their heels in terms of sales.

“The 92 freestanding Country Plots released in Phase 1 sold out within nine months. Phase 2 launched in March 2015 with a total of 130 Country Plots ranging in size from 440sqm to 632sqm, and priced from R710 000, transfer included,” he says.

“We have now reached a confirmed sales status of 95 of the 130 plots in Phase 2, or almost 75%, sold.”

Phase 2 has some of the best located plots in the entire estate, and registration is expected by March 2016, he says.

Coetzee says the Country Plots are the quintessential option for larger families, offering the freedom to design your dream home with one of the estate’s accredited architects and then using one of the approved builders to bring it to life.

“Many new home buyers are apprehensive about building their own homes, but we have taken the sting out of the whole process by appointing two very competent architectural firms, Giselle van der Straeten and BPAS, as well as a professional quantity surveyor, Paul du Plessis, to assist with the cost calculations,” says Coetzee.

“We have also preapproved a number of builders after a very strict vetting process. Once accredited they form part of our estate contractors panel which individual owners can then choose from. Due to the sheer scale of the estate, owner-builders can also look forward to competitive pricing by all professionals, including mandated suppliers.”

Coetzee says a two-year build period from registration of transfer will allow for rapid maturity of Sitari Country Estate, unlike many others where you may purchase a plot and hold it for three or five years, or indefinitely until you decide to commence with building.

“The Phase 1 plot purchasers have just taken transfer of their properties, so building activity is going to heat up.”

He says the high demand and fast pace of sales at Sitari is due to the estate’s unique location and comprehensive facilities. It is situated just 10km from Somerset West, 20km from Stellenbosch, 39km from Cape Town CBD and 35km from Cape Town’s Northern Suburbs.

The estate boasts its own private Curro Schools, from kindergarten level to high school, attractive Cape vernacular architecture and country-life features, including a wetland and walkways, and superior security measures, he says.

“We anticipate that by the end of 2016 there could be more than 300 homes as well as 289 apartments built. This will bring the residents spending Christmas 2016 at Sitari Country Estate to approximately 1 400."

He says this will be in addition to the Curro Sitari School, which will open its doors in January 2016, and the main gatehouse which is set for completion in March 2016.

“Sitari is taking shape much faster than anyone could have guessed, taking into account that we only launched in August 2014,” says Coetzee.
